Flagship Las Vegas casino resort, MGM Grand, will undergo a major $300 million remodel of all rooms in the Main Tower, it was announced on Friday.
A total of 4,212 rooms and suites will be upgraded with an expected completion date of December 2025.
Guests won’t have to wait that long to experience them though, with the first newly remodeled rooms available as early as March 1, 2025.
Remodeling of the rooms will include upgraded bathrooms, new showers, carpets and drapery, space-saving furniture, elevated finishes and the addition of more customer-friendly amenities such as personal-use refrigerators and smart TV’s.
A further 111 suites will also be added with reconfigured layouts to improve functionality and appeal.
"These newly remodeled rooms, coupled with new attractions on the horizon, demonstrate our commitment to evolving the guest experience for both leisure and business travelers," MGM Grand President and COO Mike Neubecker said.
"These new rooms are a significant milestone in the property's evolution as MGM Grand positions itself for the exciting developments set for the south end of The Strip."
Inspiration for the development comes from an unexpected source – the Disco Era. That will come as a surprise to anyone who has visited MGM Grand in the last few years, or anytime at all, really. ‘Disco’ certainly does not feel like a natural bed fellow to this casino resort.
According to MGM, "disco flair" will be the backdrop for playful and elegant rooms. So what does this mean in practice?
Well, we're told to expect bold artwork and dynamic patterns, mirrored illuminated closets, walnut wood finishes, textured wall coverings, vibrant floral carpet designs and LED art pieces.
The new designs will hope to take guests on a journey through time, celebrating the resort's rich history and legacy of entertainment, while embracing its modern future.
No doubt MGM will be hoping all the investment in MGM Grand will pay off after reporting a drop in revenue despite rising hotel costs.
The remodeling of MGM Grand is not only good news for those who want to stay there, but also guests of another MGM casino resort close-by, Excalibur.
Room furniture no longer needed at MGM Grand will be passed on to the medieval castle themed hotel to replace its (old and inferior) offerings. It might be a creative and slightly sly way to renovate two casino resorts in one go, but I’m all for recycling.
It’s something that MGM has done before as well. Following a renovation at Bellagio in 2021, furniture was handed down to Luxor. Those rooms inside the pyramid are now advertised as ‘premium’ rooms, but they are really just the same old rooms but with hand-me-down furniture from a higher-end resort.
It is, though, a very clever and cost-effective way of doing things, and why shouldn’t Excalibur benefit from investment at MGM Grand? It’s not like it’s high on the list of MGM’s most profitable properties in Las Vegas. It does, though, need some sprucing up a bit.
Room renovations are not the only new things coming to MGM Grand in 2025, either.
A range of new dining and entertainment experiences at the resort are also planned for this year. These include Netflix Bites, a restaurant offering cuisine inspired by hit Netflix shows and Palm Tree Beach Club, a tropical-inspired day club from top DJ Kygo's Palm Tree Crew.
Originally, MGM Grand was themed on the classic 1939 movie The Wizard of Oz. Yes, that is why it’s exterior is deep green - to mimic the Emerald City in the movie. The theming used to be quite strong with an animatronic walkthrough exhibit depicting the movie’s iconic characters and locations.
However, it only lasted a few years, meaning MGM Grand has essentially been themeless ever since, which has created a lot more freedom to modernize in line with cultural trends. The south side of the Las Vegas Strip is also seen as ripe for investment right now due to Vegas becoming a thriving sports town.
In recent years, the Vegas Golden Knights have moved into the T-Mobile Arena and the Raiders have taken up residence at the Allegiant Stadium. A baseball park for the Athletics is also planned for the site where the Tropicana stood.
They all fall right in the heart of MGM territory, so it is little wonder that MGM Grand (and consequently Excalibur) are now receiving some long-overdue love to follow similar projects at Luxor and New York-New York.
